REAL ESTATE SALES

As a New York State Realtor I sell country homes, vacation and second homes, equestrian properties, and waterfront homes in the Hudson Valley. I don’t believe in sales, but in service – and in timely, thorough and responsible communication. I always treat my clients the way I want to be treated.

 

I serve a broad range of clients – some seek quiet respite from the city, a launch pad for winter sports, perhaps an organic gardening paradise, equestrian or waterfront property, farms or agricultural land, or perhaps simply a reason to experience life anew in a beautiful area.

 

No other Realtor works harder seeking out the perfect country home, and protecting clients during inspections, negotiations and relocation duties.

 

FIDUCIARY DUTY: TRULY REPRESENTING YOU, THE CLIENT

I understand the meaning of the word ‘fiduciary’ and strive to be the best fiduciary for each of my clients. This means, I always represent my client’s best interests. I listen carefully to all expressed wishes, pay attention to lifestyle details and financial requirements, and make every effort to provide the most efficient, transparent and ethical service.

 

During negotiations, when required, I stand firmly in favor of my clients, in order to satisfy their wishes. I work hard to get deals done – no matter how tricky a deal might be. And I work hard to ensure my buyer clients acquire everything they believe they are buying.

 

I ensure my buyers are protected against potential problems with sellers. My clients can rest assured there will never be negotiation on any deal points or issues – without specific direction and consent!

 

DUAL AGENCY

In my view, it is very difficult to represent both buyer and seller in the same deal. Dual agency is often counter to true client representation, and it is typically better for a real estate agent to represent either the buyer or seller to the best of their ability, creating the ideal conditions for the true execution of fiduciary duty to the clients. That said, in the event of client-permitted dual-agency, all relevant and pertinent interests need to be brought to the table with the utmost transparency and ethical responsibility to both parties.

 

REAL ESTATE, A SERIOUS INVESTMENT

Real estate is generally a significant investment, and this financial responsibility should be respected accordingly. Real estate holdings are not liquid, so these purchases should be taken seriously, for appreciation, estate and tax purposes, etc.

 

I make every effort to ensure my clients know exactly what kind of property they are considering for purchase, and that clients know the true condition of the prospective property. I also give clients insight into the areas surrounding their potential new home, and try to help them become aware of potential issues with neighboring properties, or issues in their local area which could impact their real estate values and quality of life.

 

I try to make my clients aware of all financial costs, including utilities, maintenance, insurance, financing, as well as tax implications. When necessary, I refer clients to experienced real estate legal and financial professionals, and give them access to the proper information and resources to assist in their purchase. I try to convey realistic financial and investment expectations, not typical pie-in-the-sky sales rhetoric.

 

I LOVE THE HUDSON VALLEY

Because I love the Hudson Valley, my job doesn’t really feel like a job. I help people who are new to the area discover all the wonderful aspects of the Hudson Valley area and lifestyle I love so much.

 

I have a passion for land, property and real estate, and a deep appreciation for natural beauty, as well as a love of organic gardening and farming. So often, my real estate business is a true joy – because it’s connected to what I love about life in the Hudson Valley – the wonderful people, natural beauty, and the large selection of beautiful and unique homes.

 

PERSONAL LIFE

As a Manhattan native, I’ve been vacationing in the Hudson Valley since I was a child.

 

My background is music composition, production and performance. In addition, I’ve always had a deep appreciation for natural beauty and creatively-designed buildings, as well as all things related to real estate.

 

In 2003, my wife and I moved to Chatham, NY. At our quiet, private 5-acre homestead farm on a dead-end road, we raise organic, free-range, heritage-breed chickens – and have well over 6,000 square feet of diverse gardens, including edible forest gardens, and some apple trees we are currently revitalizing. This lovely, beautifully diverse area of New York State – flanked by the Catskill Mountains and Berkshire Mountains – is such a perfect respite from the busy city life.
